From time to time we get asked questions about stays at Greystoke House. We’ve compiled answers to most popular questions below.

What kind of breakfast is served?

We have a wide variety of items available for breakfast at Greystoke House all using local products where possible.

Breakfast options include:

  • Continental
  • Full Cumbrian
  • Vegetarian
  • Vegan
  • ‘lighter’ options
  • Special diets catered for with prior notice.

All cooked breakfasts are cooked to order, and served at 08:00 or 09:00.

Continental options are available between 08:00 and 10:00.

What type of room can I book?

We have a variety of room to suit up to 10/11 guests. These include:

1x Single Room (not en-suite)

3x Double en-suite rooms

1x Superking / Flexible en-suite

What are the check-in and check-out times?

Self-Check-In is available from 14:00 – full instructions how to do this are sent out a few days before arrival.

Personal Check-In can be pre-arranged between 16:00 & 20:00.

Check-out is any time until 10:00.

Are children welcome at Greystoke House?

We welcome children aged 8+. Due to the size of most rooms, we cannot accommodate younger guests or provide cots / high chairs.

I don't need breakfast, can you provide Room Only?

For each of our rooms we have two types of stay when booked directly with us.

Our ‘Standard’ rate includes your room and the full range of breakfast items.

Our ‘Room Only’ rate is exactly that! You do have the option to purchase either our ‘full’ breakfast or ‘continental’ at an extra cost on an ad-hoc basis.

Do you need to service my room everyday?

We will only service rooms if requested personally or via the website / QR code between 11am and 2pm.

Due to increasing laundry costs and trying to be more environmentally friendly, a supplementary charge of £7.50 per set will be applied for towels or bed linens that are replaced more frequently than every three nights.

If you would like any extra or different items for your hospitality tray, please help yourself from the tray in the dining room.
If these have run out, please let us know and we will refill them as soon as we can.

Is parking available?

Like many other B&B’s in the area we don’t have any dedicated parking at Greystoke House, but you should be able to find spaces on the streets surrounding us.

Making Reservations & Payment
To provide a great experience for our guests, we do not overbook our rooms. As a small family-run B&B, we have only five rooms. When you make a reservation, your room is guaranteed with a credit card and the reservation is subject to the payment schedule and cancellation policy stated in your confirmation email.
  • Rates may vary due to seasonality, holidays and events.
  • Breakfast is included in STANDARD Rate Plans and is shown on your booking confirmation.
  • Breakfast IS NOT included in the ROOM ONLY rate.
  • Your credit card information is kept on file by the reservation system for 7-10 days after departure. In the unlikely event of room/property damage or loss/damage of room contents, you will be notified and a payment request sent to you via email.
  • We reserve the right to change the room(s) booked to an equivalent or higher value room.
  • We reserve the right to refuse service.
Acceptance of Children
Sorry, no children under the age of 8 are allowed at this property unless prior agreement has been made between yourselves and Greystoke House prior to booking.

 

Reservations Booked with Third Party Sites or Travel Agencies
Reservations made via a third-party booking site such as Expedia (Hotels.com, Orbitz, Travelocity, Trivago, etc.) or Booking.com should reference the deposit/pre-payment and cancellation policies outlined in the reservation details on those sites.
These polices are different to those stated here.
For a third-party booking, cancellations must be made directly with the third party.
Please contact their customer support team and they will contact us before processing your request.
Cancellation and Insurance

By making your booking, our agreement is a legal contract and your deposit is a non-refundable amount equivalent to one full price night. If you cannot take your holiday and the booking is cancelled, we will follow the terms you agreed at the time of booking (please see details below)

Direct Bookings: If we do succeed in re-letting the room, you will no longer be liable for the balance. If we succeed in re-selling the room we will refund monies paid minus a 10% administration fee.

Online Travel Agent Bookings (Booking.com, Expedia and all affiliates): Please see terms and conditions made between yourselves and the agent at the time of booking.

We strongly recommend that you take out cancellation insurance to cover these costs.

Non-availability of Accommodation
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, we would issue you with a voucher equal to the amount paid which would be valid for 18 months from the date of issue.
Our liability would not extend beyond this refund.
Prices
The price quoted for the accommodation includes the following:
  • electricity,
  • linen (please see separate charges for replacement items),
  • cleaning,
  • hot water,
  • central heating,
  • breakfast (if included in rate plan).
Any other charges including Pets and Breakfast (if not included in your selected rate plan) will be added as extras to your total bill and will become due on departure.
Pets
Well-behaved pets are permitted by prior arrangement at the additional cost of £15 per pet per stay.
Please bring their own bedding and blankets to help them feel at home.
Please could you take control of your dog(s) whilst inside Greystoke House and discourage them from jumping on the furniture as we may have to charge extra for cleaning / damage caused.
Please ensure that you dry off your dog before entering the building – there are towels provided for this by the entrance.
Please be aware that dogs are not permitted in the dining room at any time (except Guide / Assistance dogs).
Arrival
Please complete the Online-Check-In form prior to arrival. This will allow us to prepare everything for your stay with us.
We encourage you to make use of our self-check-in service, as you would be able to check in to your room from 2:00pm. If you require a personal check-in this will be available between 4:00pm and 8:00pm however we would require an approximate time of arrival beforehand.
Late arrival procedure
Please ensure you contact us no later than 20:00 to let us know if you will be arriving late.  Failure to notify us may result in the room being re-let or the full cost of the room being charged to your credit / debit card.
Departure
Please be ready to leave the accommodation by 10:00 on the day of departure.
We will provide you with an invoice, payable on departure for any additional services you may have used during your stay only if requested.
We are more than happy for you to leave your luggage in the dining room for collection later in the day if required.
Damages and Breakages
Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents.
All we ask is that you report any incidents as they occur.
We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £20 if you did not report this.
Lost keys are charged at £30 per set.
Smoking
Greystoke House is subject to the law against smoking in enclosed public spaces. As such, smoking anywhere on our premises is illegal. Guests who smoke on the premises will be asked to leave immediately and will be liable for the full cost of their booking.
In addition, an excess of £100 to cover the additional cost of deep cleaning and any further resultant loss of income will be charged.
Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Privacy Policy
Any data collected during the course of this booking will be stored on our computer subject to current GDPR guidance.  Please let us know if you would not like us to contact you about promotions and offers.  We will not share your details with any third party.
Accessibility

The house is approached from street level up 1 small step and 2 larger steps into the main entrance and the front entrance porch is well lit from dusk until midnight.
There are two 1st floor bedrooms, and three 2nd floor bedrooms with no ground floor guest accommodation, there are 10 steps up the first flight to a landing and 7 further steps up to these first floor bedrooms.

The stairs are 92cm wide with a strong balustrade and shallow carpet. The handrail is on the left hand side ascending.
There are 9 steps up to a small landing with a window then a further 8 steps up to the 2nd floor where there are 3 further bedrooms.

The stairways and landings are well lit and uncluttered.

We would like to advise our guests that we are committed to the issue of disability access and aim to provide a quality service where-ever possible.
Greystoke House will continue to assess and improve disability access whenever opportunities become available.
